General conditions

1. B&B Buutegeweun

1.1 The B&B is described on the website bbbuutegeweun.nl. This site was created with care, but differences may be seen in the text and/or photographs presented on the website and the actual location at the time of a guest’s visit. No rights can be derived from aforementioned differences.

1.2 Minimum stay at B&B Buutegeweun is two nights (off season).

1.3 The B&B is accessible 24/7. The B&B building has its own entrance. Announce your arrival at least 1 day ahead, so we can take it into account. If we are unavailable, check-in can be done using the key locker next to the front door. A code will be sent to you beforehand.

1.4 Check-in between 15.00 and 21.00 pm. Check-out before 10.30 am. Garbage can be disposed of in the relevant containers. Empty bottles need to be disposed at a glass recycling point yourself (the nearest one is situated outside   Albert Heijn, Dorpsweg, Sommelsdijk).

1.5 Smoking is not permitted anywhere inside the B&B. If smoking outside, do not leave cigarette butts on the terrace. Possession, use or dealing of drugs is strictly prohibited. Do not leave candles burning unattended.

1.6 Pets are not allowed.

1.7 The rooms are suited for a maximum of two adults.

1.8 Between 23.00 pm and 7.00 am guests must be quiet. We kindly ask you to refrain from any loud noises in their room. All music – or any other sound – should only be audible within the room , so that other guests do not experience any

1.9 Guests park their car in the parking lot indicated next to the B&B. Parking there is only allowed for the duration of the stay. Parking at B&B Buutegeweun is at the guests’ own risk.

2. Price rates

2.1 The price rates include gas, water, electricity, heating, breakfast, coffee and tea, bed linen and kitchen linen are included.

2.2 Excluded are the cost of cleaning (€35,00) and tourist taxes. If, unforeseen, services like television or Wifi do not function properly during a stay in B&B Buutegeweun, the guest does not qualify for a restitution of (part of) the rent of the room.

2.3 The B&B’s price rates are subject to periodical changes.

2.4 All information on the B&B’s website (www.buutegeweun.nl) is provided to the best of our knowledge, under the proviso of intermediate changes. The B&B is not considered liable for apparent mistake on its website.

3. Booking and payment

3.1 A 50% deposit of the total sum due is to be paid one day after the day of booking

3.2 The booking is final only after payment of this deposit.

3.3 The confirmed guest can opt for a transfer of the total sum due in one go.

3.4 The confirmed guest must transfer the remainder of the sum due at least three weeks before arrival.

3.5 The deposit and/or the total sum must be transferred to acoount number NL93 RABO 0324060734, payable to B&B Buutegeweun.

4. Cancellation

4.1 In case of cancellation at least fourteen days prior to the earliest possible time of arrival (15.00 pm) of the first day of the booking, the payments already made will be fully refunded.

4.2 In case of cancellation fewer than fourteen days, but more than two days prior to arrival, 50 per cent of the payments made will be refunded. No refunds are made in case of cancellation fewer than two days prior to the day of arrival (15.00 pm).

4.3 To qualify for any refund of the payments already made, mentioned under 4.2, the cancellation needs to be communicated to the B&B through e-mail.

4.4 In all cases, B&B Buutegeweun reserves the right to annul the booking more than 48 hours prior to the earliest possible time of arrival (15.00 pm) of the first day of the booking, without stating reasons, but with a refund of the payments already made to the confirmed guest.

5. Damage

5.1 Guests should behave properly and use the B&B accommodation according to the instructions given by the B&B or the manager.

5.2 The confirmed guest is legally responsible for damage done to the B&B accommodation by him or his fellow guests.

5.3 Cases of damage need to be reported to the owner or manager straight away. The confirmed guest needs to reimburse costs of repair or replacement to the manager at his or her first request.

5.4 Upon arrival the confirmed guest receives one key to the accommodation for their stay. Guests are responsible for the locking of doors to the accommodation and for turning off the lights. At check-out the key needs to be handed in again with the landlady or left in the key locker at the front door of the accommodation. Loss of the key will result in a bill of €200.

6. Complaints

6.1 At all times, guests can lodge a complaint with the B&B. The B&B will look into the complaint speedily and adequately, in order to deal with it in a fair and reasonable manner.

7. Unforeseen events

7.1 In case of unforeseen events, both temporary and indefinite, the B&B is entitled to annul the rental agreement partially or completely, or to temporarily suspend it, without entitling the guest to claims of fulfilling the agreement or of reimbursement. Unforeseen events comprise among other things, though not exclusively, danger of war, war, revolt, molest, strike, boycott, disruption of the energy grid, traffic or transport, governmental measures, scarcity of raw materials, natural disasters and all further events, extraordinary weather conditions, illness or decease of (one of the) owners or their next of kin, because of which the complete or partial fulfilment of the agreement cannot reasonably be exacted.

8. Liability

8.1 The B&B cannot be held responsible for damages suffered by guests or third parties as a result of their stay in the accommodation; the guest will renounce all claims against the B&B in that respect. The B&B is not responsible for any malfunctions in and around the accommodation such as malfunctions and/or disruption of electrical power, water supply and technical installations, unannounced (road)building activities in the neighbourhood of the B&B.

8.2 The B&B can only be held responsible for damages following (gross) negligence by the B&B.

8.3 Notwithstanding the provisions in articles 8.1 and 8.2, the B&B’s liability, if and in as far as the B&B can be held legally responsible in any case concerning the user agreement, is always limited to the direct damage, excluding any form of consequential damage. Furthermore, the B&B’s liability is always limited to the maximum amount of money the B&B’s insurance company will pay in the occurring event.

9. Privacy

9.1 The B&B will treat all personal information clients provided it with confidentially and will not put it at the disposal of third parties.

9.2 Names and addresses necessary for bookings will be noted down in our paper diary and will also be entered into our financial administration to be used to create sales invoices.

10. Final provisions

10.1 Insofar as International Private law does not defines otherwise, the present provisions all exclusively fall under Dutch law. Non-Dutch nationals are considered to agree to the general provisions.

10.2 All disputes resulting from the user agreement or these provisions will first and foremost be settled by the competent judge in the Netherlands, insofar as International Private law does not decree differently.

10.3 None of the parties concerned can relay its duties and obligations to a third party, insofar as the present provisions do not provide otherwise.

10.4 If and insofar as any condition in the user agreement and the present provisions should turn out to be null and void, the remaining conditions will endure. The article that is null and void, will be considered to be converted in such a way as to be in agreement with the apparent intentions of the parties.
